Bob Robinett

Bob Robinett received his Bachelor Degree in Environmental Design from the University of Kansas and his Masters Degree in Business Administration from the University of Missouri K.C. Bob is a licensed Architect in the states of Missouri and Kansas and has been associated with Norton & Schmidt since May of 2009.

During his 36 years in the construction industry Bob has served clients in a traditional architectural capacity, as a construction scheduling and claims analyst, and as a construction manager/owner’s representative. He was the lead construction professional for various Owners on new construction projects with initial construction costs totaling in excess of $1.8 billion.

Accurate, timely communication among the many participants of a construction project, owners, governmental entities, lenders, designers, specialty consultants and contractors is widely recognized as the single most important characteristic of a successful project. With his diverse background. Bob is able to determine the information needs of each of the participants and direct the right information, to the right people, at the right time.

Managing project information also requires the ability to synthesize large amounts of technical data from many varying sources and present the Owner with a clear, concise status of his project at any given time. Viable recommendations for Owner decisions, backed with accurate projections of the impacts of each of those alternatives on the Owner’s original position are the final, critical step in controlling project information flow.

Bob also provides due diligence services to the lending community. For new construction, the Due Diligence scope of work entails preconstruction technical design and contract review, cost/schedule analysis and monthly site observations during construction, addressing all professional design disciplines and construction trades. For existing facilities, the Property Condition Assessment involves a thorough review for code compliance and general building condition, including deferred maintenance and equipment replacements with expected useful life analysis, ADA and Fair Housing accessibility compliance.

Project specific consulting services for property owners, attorneys and insurance companies to assist in the investigation and resolution of construction claims, failures and insurable damage claims are also provided. Bob has served as an expert witness on such matters for clients throughout the Midwest.
