As a structural engineer, Dave has designed most types of real estate assets, including office buildings, retail centers, parking garages, warehouses, multi and single family, churches and schools. He has conducted seminars to the public and real estate industry and serves as expert witness.

Dave provides the company’s Due Diligence services to the real estate industry nationwide for lenders, property owners and managers. Market valuations of the properties reviewed over the years are well into the billions of dollars. Clients include construction and permanent lenders, life insurance companies, pension fund advisors, REITs and property managers. For new construction projects, the Due Diligence scope of work entails preconstruction technical design and contract review, cost/schedule analysis and site observations during construction, addressing all professional design disciplines and construction trades. For existing facilities, the Property Condition Assessment involves a thorough review for code compliance, general building conditions (deferred maintenance and equipment replacements, with expected useful life analysis), A.D.A. and Fair Housing accessibility. Property Condition Assessments for apartment properties alone exceed 50,000 units, and we are qualified firm for Fannie Mae and Freddie Mac lending programs.

Specific structural and consulting services are provided to property owners/managers, attorneys and insurance companies for the investigation of failures, damage and insurance related claims. Dave provides litigation support and expert testimony for construction related disputes, insurance claims and property foreclosures, and Capital Reserve studies for condominium associations.
